How Nevada treats ESA letters
Nevada lawmakers took ESA paperwork seriously enough to legislate on it. That is good news for you, because the same rules that punish fake letters make genuine ones harder to refuse.
Nevada writes the federal rule directly into its landlord-tenant code: NRS 118.105 bars a landlord from refusing to rent because a person with a disability will live with an animal that assists, supports, or provides service to them, and expressly says a statement from a health care provider that the animal ameliorates the effects of the disability satisfies any proof request. There is no waiting period, state form, or in-person requirement, so a telehealth ESA letter from a licensed clinician works. If a landlord refuses anyway, file with the Nevada Equal Rights Commission or HUD.
Statutory right to rent with a support animal
NRS 118.105
A landlord may not refuse to rent solely because an assistance or support animal will live with you. They may ask for proof, but Nevada law says a health care provider's statement that the animal performs a function that ameliorates the effects of your disability is enough — no 30-day relationship, registry, or special form required.
Faking a service animal is a crime (separate from ESAs)

Fraudulently misrepresenting an animal as a trained service animal is a misdemeanor in Nevada, punishable by a fine of up to $500. This targets fake service-dog claims, not legitimate ESA letters — one more reason to get a real clinician evaluation instead of a vest and a registry card.
