How Indiana treats ESA letters

Before you pay anyone for an ESA letter in Indiana, know what the state itself requires. The details below come straight from the statute book, in plain English.

Indiana has a dedicated ESA-in-housing chapter (IC 22-9-7, added by P.L. 162-2018, effective July 1, 2018): landlords may require written verification from a health service provider only when the disability isn't readily apparent, and the statute excludes 'providers' whose sole service is selling verification letters for a fee. Misrepresenting an ESA — or a provider verifying a need without adequate professional knowledge — is a Class A infraction. Get your letter from a licensed clinician who genuinely evaluates you; complaints go to the Indiana Civil Rights Commission or HUD.

Statutory verification procedure for landlords

IC 22-9-7-9 (P.L. 162-2018)

If the disability isn't readily apparent, a housing provider may require written verification from a health service provider stating that the individual has a disability, that there is a disability-related need for the emotional support animal, and that the animal assists the individual in managing the disability. That's all a landlord may demand — not medical records or a diagnosis.

Letter-mill 'providers' don't count

IC 22-9-7-4; IC 22-9-7-12

Indiana's definition of a health service provider (physicians, psychologists, counselors, social workers, APRNs, and similar licensed clinicians) excludes anyone whose sole service is providing verification letters for a fee — and a provider who charges for a verification while providing no other service to the individual commits a violation. Your letter must come from a clinician who actually evaluated you.

ESA fraud is a Class A infraction

IC 22-9-7-12; IC 34-28-5-4(a)

Misrepresenting yourself as disabled to a landlord, lying to a provider to obtain ESA documentation, providing fraudulent ESA documents, or outfitting an animal to falsely suggest ESA status are each Class A infractions — Indiana's most serious civil infraction tier, carrying a judgment of up to $10,000. Providers who verify a need without adequate professional knowledge face the same penalty.

Every FetchMyESA letter in Indiana comes from a clinician with an active IN license, after a real evaluation. That is the standard the law expects, and it is the only kind of letter we issue.

Indiana questions, straight answers

Will a Indiana landlord accept an ESA letter from an online evaluation?

Yes, as long as it comes from a mental health professional licensed in Indiana who has genuinely evaluated you. That is exactly how FetchMyESA works: no templates, no instant certificates, just a real clinician and a signed letter.

What is the real timeline for an ESA letter in Indiana?

Typically two to four days end to end: a three minute assessment, a short evaluation with a IN-licensed clinician, then your signed letter within 24 to 48 hours.

Can my landlord in Indiana refuse my ESA letter?

Rarely, and not just because they feel like it. The Fair Housing Act obligates them to consider a valid accommodation request, with only narrow outs like a genuinely dangerous animal. If a valid letter fails for a reason tied to the letter itself, you get your money back.
